Circa45 was established to pursue a planning-led approach to real asset investment, focusing on situations where regulatory clarity, asset fundamentals, and disciplined execution support long-term ownership.
Early activity centred on small, controlled projects used to test assumptions around planning risk, delivery complexity, and capital deployment. This phase was intentionally narrow, prioritising learning and repeatability over scale.
As experience accumulated, the platform formalised its development capability, allowing capital to be deployed more selectively into residential and mixed-use assets where planning certainty and structural advantage justified further commitment.
Today, Circa45 operates with a clear investment mandate. Assets are assessed on their ability to preserve capital, generate durable value, and perform across full ownership cycles. Growth is approached cautiously and only where fundamentals support it.

Anthony is Development Director at Circa45 and a Chartered Surveyor with extensive experience delivering planning-led residential and mixed-use schemes.
He leads feasibility, planning strategy, design coordination, and delivery execution across the portfolio, with responsibility for translating planning consent into buildable, risk-controlled outcomes.
Anthony’s focus is disciplined delivery. His approach prioritises clarity, cost control, and programme certainty, ensuring assets are executed in line with underwriting assumptions and long-term investment objectives.
